Dear Council:
The current Germantown Sectional Map Amendment is being considered on May 5th by Montgomery County Council’s Planning Housing and Economic Development (PHED) committee at 2 PM in Rockville.
The pending Germantown Sectional Map Amendment should not be used as an opportunity to re-write the zoning code on behalf of developers. Minkoff Development is planning to have 40 acres rezoned as a part of this map amendment, which is part of the larger Montgomery County Master Plan. The subject site is vacant at Observation Drive and Seneca Meadows Parkway and is zoned for I-3 Industrial. Under the proposed map amendment, this site would be rezoned as transit mixed use (TMX). This so-called mixed use is proposed to include a 140,000sqft grocery store on the backs of residents residing in the Milestone community. This neighborhood currently features two large commercial shopping centers less than a half mile away. Many of residents have written letters, sent emails and testified before the council in protest to this rezoning proposal.
As members of the PHED Committee, please vote against the proposed allowance of big boxes within the TMX zones.
